The Documents You Need to Get Funded

A checklist by product. Having these ready is the difference between funding in 24 hours and funding in three weeks.

Funding speed is almost entirely a documents problem. The programs that advertise same-day funding mean same day from a complete file. Here is what complete means, by product.

Everything, always

  • Basic application: legal entity name, EIN, entity type, address, ownership.
  • Three months of business bank statements — all pages, all accounts, as PDFs downloaded from your bank. Not screenshots.
  • Government-issued photo ID for each owner above the ownership threshold.
  • A voided check or bank letter for funding instructions.

For a large share of fast approvals, that is the entire file.

Add for a term loan or line of credit

  • Most recent business tax return, and personal returns if the entity is young.
  • Year-to-date profit and loss and balance sheet.
  • A short debt schedule: who you owe, the balance, and the payment.

Add for SBA (the heaviest file)

  • Three years of business and personal tax returns.
  • Personal financial statement for every guarantor.
  • Interim financials, debt schedule, and a use-of-proceeds breakdown.
  • For acquisitions: the purchase agreement plus the target's financials.
  • For real estate: purchase contract, and be ready for appraisal and environmental reports.

Start collecting this the day you decide to pursue SBA, not the day the lender asks.

Add for equipment financing

  • The vendor quote or invoice — make, model, serial where available, and the total including delivery and installation.
  • Vendor contact details, since the lender usually pays them directly.

Add for invoice factoring or A/R

  • Aged accounts receivable report and aged payables.
  • Sample invoices and your customer list, since your customers' credit is what gets underwritten.
  • Any existing lien or UCC filings against receivables.

Add for real estate and fix & flip

  • Purchase contract, rent roll and operating statements for income property.
  • Scope of work plus contractor bid, and a defensible after-repair value for flips.
  • A schedule of your prior projects — at least three properties owned, bought or sold in the last 36 months is the published experience requirement.
Two habits that cut days off funding. Keep a single folder with the last three months of statements refreshed monthly, and never send a partial file "to get started." An incomplete submission goes to the bottom of an underwriter's queue and often comes back as a decline that then has to be re-shopped.
